Maintenance Manager
Natural Retreats is hiring a Maintenance Manager to join our Great Smoky Mountains team in Sevierville, Tennessee! The Maintenance Manager will lead our maintenance department and ensure the residences in the Natural Retreats’ portfolio are in pristine condition. The position is responsible for the management of maintenance team members as well as oversight of the work performed by the team. Success in this role is critical to maintaining the exceptional guest and homeowner satisfaction that defines the Natural Retreats experience.

ESSENTIAL DUTIES:
- Manage, oversee, and perform the maintenance department’s successful completion of the following diversified duties to troubleshoot and maintain core home systems (i.e. HVAC, lock installation, septic systems, plumbing, electric, radiant heating systems, mechanics, etc.) in addition to the following:
- Basic repairs to interior and exterior home aesthetics (i.e. painting, dry wall repair, basic construction, etc.)
- Moving equipment, appliances, furniture, etc.
- Hot tub servicing
- Removing items from home for disposal
- Maintain lawn, walkways, driveways, etc.
- Snow and leaf removal.
- Diagnose problems, replace, or repair parts, test and make adjustments
- Pick up trash
- Perform regular preventative maintenance in homes
- Perform a variety of plumbing, maintenance, and carpentry functions
- Assist housekeeping when needed
- Provide emergency/unscheduled repairs to homes and perform scheduled maintenance repairs
- Manage, direct, and educate employees on the use of Natural Retreats required systems processes and tools ensuring adaptation and use
- Communicate with General Manager and AGM to ensure knowledge of PM department revenue goals and performance against those goals
- Perform basic mechanical and electronic repairs/installations including but not limited to:
- Reset WiFi routers and modems
- Reset and program cable and satellite TV receivers
- Perform light plumbing and painting repairs
- Install electronic lock and Brivo home monitoring systems
- Provide emergency/unscheduled repairs to homes and perform scheduled maintenance repair.
- Manage the upkeep, maintenance, and inventory of the property, and in conjunction with owners, replace items where necessary using approved suppliers and equipment
- Work closely with other departments and vendors to schedule and supervise subcontracted work as needed
- Continually evaluate the effectiveness of maintenance procedures and processes and propose improvements on quality, efficiency, and effectiveness
- Perform general maintenance/arrival audits prior to owner or guest arrivals
- Perform general maintenance/departure audits upon owner or guest departure
- Responsible for monitoring, tracking, and reporting credit card and purchase account usage
EXPERIENCE AND SKILLS:
REQUIRED
- Previous experience in a similar role
- Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair
- Proficiency in technology such as cell phones and basic computer skills
- Ability to pass pre-employment testing which may include drug testing and/or background screening
- Valid driver's license, 3+ years of driving experience and good driving record
- Basic administrative and organizational skills to effectively record and catalogue documents on work performed
- Ability to work alone and as part of a team
- Proactive and flexible in approach to job duties and problem-solving
- Ability to exercise good judgement and multitask
- Strong oral and verbal communication skills
- Keen attention to detail
- HVAC Certification
- Basic troubleshooting knowledge of internet routers
- Experience in the hospitality industry and/or with start-up environments
POSITION TYPE/EXPECTED HOURS OF WORK:
This is a full-time position. Due to the nature of the position, the Team Member should be flexible with his/her hours. Weekends and holidays will generally be busy with guest arrivals and departures and are considered working days. We encourage all of our Team Members to take off two (2) days off per week where possible, knowing that guests can arrive at unpredictable times. Generally, this means working some inconsistent hours. Work hours will be forty (40) hours per week with all overtime approved in advance by the General Manager. Exact daily schedule may vary from season to season and differ from in-season to off-season.
