Natural Retreats is now hiring a  Building Supervisor to join our 360 Blue team! The Building Supervisor will carry out the servicing and maintenance of common areas and 360 Blue managed units for Villa Coyaba Condominiums in Destin, FL to ensure they are in pristine condition. This position will be responsible for the upkeep of the building and grounds and overseeing the upkeep of equipment and building supplies. Additional responsibilities of the Building Supervisor are to support leadership in providing oversight of vendors, as well as performing highly diversified duties to troubleshoot, repair, and maintain the property to ensure an exemplary guest experience. This person will act as an interface  between Natural Retreats, the site team, guests, visitors, homeowners, visiting contractors and vendors. This person must be able to negotiate with outside vendors for supplies, repairs, and other measures.

COMPENSATION: $25.00 / hour

ESSENTIAL FUNCTIONS:

  • Ensure successful completion of the following duties. Examples include but are not limited to:
    • Maintain lawn, walkways, driveways, pools etc.
    • Diagnose problems, replace or repair parts, test and make adjustments.
    • Perform regular preventative maintenance around property.
    • Perform a variety of plumbing, maintenance and carpentry functions or seek assistance from approved outside vendors.
    • Continuously research and comply with safety regulations and maintain clean and orderly work areas, including but not limited to onsite storage facilities, company vehicles, the lodge, and other areas as assigned.
    • Maintain Association rules, regulations, and requests.
    • Maintain Pool Operator Certification.
    • Maintain all necessary supply inventories to include pool chemicals, cleaning products and tools. 
    • Assist the Building Services Technician with cleaning as assigned or needed.
  • Responsible for delegating emergency/unscheduled repairs to vendors as needed.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Ensure all monthly inspection checks are returned and completed.
  • Responsible for ensuring the maintenance of buildings, grounds are maintained as well as determining and scheduling repairs, renovation projects, waste reduction improvements, and safety inspections. Maintain detailed records of all services and work performed on the building.
  • Manage inventory, monitor usage, and coordinate in the purchasing of materials, supplies, and tools.
  • Attain full knowledge and maintain all operational systems and services in rental properties as required including gas, water, sewage supply, etc.

EXPERIENCE & SKILLS:

  • Previous experience in a similar role
  • High School diploma or equivalent
  • Minimum of 2 years experience in hospitality or property management 
  • Ability to pass pre-employment testing which may include drug testing and/or background screening
  • Excellent written and oral communication skills
  • Ability to build relationships with homeowner, vendors, guests,and  team members 
  • Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair including but not limited to HVAC systems, radiant heating systems, and boiler systems
  • Basic computer proficiency with the ability to input cleaning invoices
  • Ability to support leadership and on-site operations through modelling and mentoring the following:

    • Good judgement
  • Ability to prioritize required outcomes for self and team in a fast paced environment demonstrated by the following:

    • Ability to escalate communication related to owner/guest, facilities maintenance, and/or team member performance/behavior concerns to CAM or Sr. PM as appropriate


HOURS OF WORK:

This is a full-time position. Due to the nature of the job, the team member should be flexible with their hours. Weekends and holidays are required and will generally be busy with guest arrivals and departures although these can be covered on request and approval by the CAM. Exact daily schedules may vary from season to season and differ from in-season to off-season. We encourage all our team members to take 2 days off per week where possible. Vacation is generally taken outside of peak season.
