Natural Retreats is hiring a Maintenance Manager to join our Park City, UT team!  The Maintenance Manager will oversee and manage the maintenance department to ensure the homes in the Natural Retreats’ portfolio are in pristine condition, as well as ensuring a high level of guest and homeowner satisfaction. The position is also responsible for management of maintenance team members and overseeing the work performed by the team to install, troubleshoot, repair, and maintain the homes within the Natural Retreats’ portfolio in order to ensure an exemplary owner and guest experience This position will act as an interface on occasion between Natural Retreats, guests, homeowners, third-party vendors, etc.  

COMPENSATION: $75,000 per year

ESSENTIAL FUNCTIONS: 

  • Manage and oversee, through the Natural Retreats Breezeway system, the maintenance department’s successful completion of the following diversified duties to troubleshoot and maintain core home systems (i.e. HVAC, pool service, lock installation, septic systems, plumbing, electric, radiant heating systems, mechanics, etc.) in addition to the following:  
    • Basic repairs to interior and exterior home aesthetics (i.e. painting, dry wall repair, basic construction, etc.) 
    • Moving equipment, appliances, furniture, etc. 
    • Hot tub servicing 
    • Removing items from home for disposal  
    • Maintain walkways, driveways, etc. 
    • Snow and leaf removal 
    • Diagnose problems, replace, or repair parts, test and make adjustments 
    • Pick up trash 
    • Perform regular preventative maintenance in homes 
    • Perform a variety of plumbing, maintenance, and carpentry functions 
    • Assist housekeeping when needed 
  • Manage and oversee completed annual inspections using Natural Retreats Inspection tools  
  • Schedule and complete onboarding safety and detailed home information inspections, as well as seasonal inspections when requested   
  • Report and document damages through Breezeway system  
  • Organize and manage inventory, monitor usage, and coordinate in the purchasing of materials, supplies, and tools that are recorded in inventory  
  • Oversee inventory of all maintenance supplies and oversee the ordering of all maintenance supplies in an efficient manner to ensure purchases are within budget and/or assigned appropriate charges to owners as required 
  • Manage and assist in ordering through vendors the adequate stock of consumable items such as lightbulbs, batteries, etc. efficiently and within budget, assigning appropriate charges to owners as required by applicable deadlines 
  • Perform basic mechanical and electronic repairs including but not limited to: 
    • Reset WiFi routers and modems 
    • Reset and program cable and satellite TV receivers 
    • Perform light plumbing and painting repairs 
  • Read and interpret equipment manuals and work orders to perform required maintenance and service 
  • Continually evaluate the effectiveness of maintenance procedures and processes and propose improvements on quality, efficiency, and effectiveness 
  • Oversee and manage monthly checklist and ongoing maintenance on all company vehicles 
  • Manage the upkeep, maintenance, and inventory of the property, and in conjunction with owners, replace items where necessary using approved suppliers and equipment.  
  • Work closely with other departments and vendors to schedule and supervise subcontracted work as needed 
  • Comply with safety regulations and maintain clean and orderly work areas 
  • Maintain detailed records of service performed in all homes 
  • Communicate the completion and progress of assigned Tasks 
  • Responsible for tracking and upkeep of assigned tool inventory 
  • Responsible for monitoring, tracking, and reporting credit card and purchase account usage 
  • Record billable items and hours to be billed to guests and/or owners for work orders 
  • Approve invoices in Concur and ensure work is billed appropriately 
  • Responsible for meeting month-end deadlines – Concur, AMEX, etc. 
  • Emergency on-call phone

EXPERIENCE & SKILLS:

REQUIRED

  • Previous experience in a similar role 
  • 3+ years in maintenance 
  • Basic troubleshooting knowledge of internet routers  
  • Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair 
  • Proficiency in technology such as cell phones and basic computer skills 
  • Ability to work alone and as part of a team 
  • Valid driver’s license 
  • Basic organizational skills to effectively record and catalogue documents on work performed 
  • Proactive and flexible in approach to job duties and problem-solving 
  • Ability to exercise good judgement 
  • Oral and verbal communication skills 
  • Strong customer/guest focus 
  • Strong attention to detail 
  • Ability to multitask 

DESIRED

  • HVAC Certification 
  • Experience in the hospitality industry 
  • Pool Certification

HOURS OF WORK:

This is a full time position. Due to the nature of the job, the Maintenance Manager should be flexible with their hours. Weekend and holidays are required and will generally be busy with guest arrivals and departures although these can be covered on request and approval of the General Manager. The Maintenance Manager is allowed 2 days off per week but should always be available in case of emergency or unpredictable guest arrivals. Generally, this means working some inconsistent hours. Exact daily schedules may vary from season to season and differ from in-season to off-season. Vacation is generally taken outside of peak season.
